The Win: Precision Execution in a Seasonal Shift

Real estate success is not always measured by how far a property sells over the asking price. Often, it is measured by the ability to execute a successful sale when market conditions are most challenging. After helping the owner acquire 14 Canyon Green Loop in 2021 as part of a 1031 exchange, the property performed well as a rental for several years.

When the tenants gave notice in late summer, the seller was faced with a strategic decision: secure new tenants or capitalize on the equity through a sale. The decision was made to move forward with a sale, and with a late-October vacancy and the holiday slowdown just weeks away, timing and execution became critical.

2. Maximize the seller’s outcome in terms of both sale price and timing.

Because the home was coming to market at the end of the busy season, the strategy needed to create urgency and produce a strong result within a narrowing window of opportunity.

The Solution

The solution for this project was to:

1. Elevate the property’s presentation.

Interior touch-ups, staging, and refreshed landscaping helped reposition the home from a former rental into a more polished, move-in-ready property with stronger buyer appeal.

2. Maximize buyer exposure during a slower seasonal market.

Direct outreach to the agents who sell the most homes in the neighborhood, along with a targeted ad campaign, was used to increase visibility and engagement at a time when in-person traffic was naturally lower.

3. Implement a strategic pricing approach to create competition.
The home was priced to engage active buyers in the market and create urgency during a narrower seasonal window.

Sold Above List Price Before the Holiday Pause

Despite the challenges of bringing a former rental to market late in the year, the strategy held firm. By staying disciplined with preparation, pricing, and negotiation, the property secured a buyer and moved into escrow before the mid-December deadline.

The home closed for $1,300,000, above the list price. This sale demonstrated that with the right preparation, a thoughtful marketing strategy, and strong negotiation, it is possible to achieve a strong outcome in any season.
